Highlands Master Deed
The Master Deed establishes a condominium by dividing a single property into individually owned units. The Master Deed provides a master plan, includes descriptions of the land on which the buildings are located, each building and each unit, and the common areas and facilities; as well as floor plans for each building, a statement of the purposes for which buildings and units are intended and restrictions as to their use. The Master Deed also defines shared common areas, and lists the rights and obligations of all unit owners. It includes the method by which the Master Deed may be amended, and the mailing address of the trust or owners association which has been formed and through which the Owners will manage and regulate the condominium.
Highland Declaration of Trust
The Declaration of Trust creates the Owners association, or condominium trust association, and a board of trustees which govern the condominium. Section V of the Highlands Declaration of Trust contains the by-laws, which set forth the rules and procedures which the board of trustees must follow in governing the Owners Association.
Highlands Rules and Regulations
The Rules and Regulations are intended to preserve the property value and integrity of the Community and to enhance the safety and quality of condominium living for the benefit of the Condominium community. The Highlands Rules and Regulations cover rental policy, guests, petes, improvements to units, antennae and satellite dishes, smoking, signs, preserving architectural integrity, noise, quiet hours, trash, gardening, parking, late charges, fees and penalties for rules violations, and other areas.
Highlands Pet Policy
The Highlands Pet Policy allows owner-occupants committed to responsible pet ownership to have pets. The pet policy is designed to protect both pet owners and non pet owners, and to ensure that the animals themselves receive responsible care.
